The Bonita Springs real estate market is seeing an upturn trending with increased prices and sales all across the city. The average listing price has remained stable over the last 2 to 3 months at about $611. The median sales price is $232,000 which is up nearly 14% or $27,000 over last year at this time. The number of foreclosures and short sales has decreased and the average selling price is $356,000. The number of sales is up 18% over last year at this time.
Between 2012 and 2013 the Bonita Springs Florida sales price took a dramatic jump up to $400,000 and drastically came back down but has leveled out and is increasing at a steady rate. The number of sales at the beginning of the year was one of the lowest in three years but has dramatically turned around and is now one of the highest since 2006.
A one bedroom home is currently around $75,000 which is up $20,000 from just three months ago. A two bedroom is up 9% or $170,000 from last year, a three-bedroom is up 23% at $315,000 and a four bedroom is up 43% over last year topping out at $635,000. Across the board all properties have about a 13.3% increase over last year at this time.
There are currently 656 foreclosure or bank owned homes currently on the market in Bonita Springs. Currently there are 2,082 homes for sale in the Bonita Springs area with home prices starting at $25,000 for a one or two bedroom condominium. Currently the highest priced home in Bonita Springs is located on Guadeloupe Lane for $9,975,000 as a single-family home of five bedroom, seven bath with over 8000 ft.² of living space.
